As a Jacksonville real estate lawyer, I represent clients in the course of real estate closings and transactions for houses, condominiums, land, and buildings.  I provide advice in negotiations leading up to the formation of a real estate contract and assist my clients thereafter until closing (completion of the purchase or sale). 

A sample of some of the issues to be closely examined are:

• Liens on the title – mortgages, judgments, and mechanic’s liens.
• Easements – The right to utilize someone else’s property by prescription (long-term use), express (in writing), or implied (through necessity).
• Discrepancies in legal title and the land being possessed – Sometimes after examination of a survey, it is determined a fence or driveway encroaches on the neighboring property.
